Why Turkey Is the Right Move
Two routes. One outcome.
- The most widely used route. Buy completed or under-construction property worth at least USD 400,000, in one or more units. Bare land does not qualify.
- A title deed note bars resale for three years. The qualifying value is set by a licensed valuation report, not the asking price, and the property must not have backed an earlier citizenship application.
- Hold at least USD 500,000 for three years in a Turkish bank deposit, government bonds, real estate or venture capital fund units, or private pension, or make a fixed capital investment of that size.
- Deposit, bond and pension money is held in Lira, so it carries currency risk. A separate route covers investors who create at least 50 jobs.
Note on Currency Conversion
On the property, deposit, bond, fund and pension routes, a Turkish bank sells your foreign currency to the Central Bank and issues a Döviz Alım Belgesi (FX purchase certificate) as evidence. Thresholds can change by presidential decision.

How the Application Works
- We review your nationality, source of funds and family, confirm the right route, and check your home country’s dual citizenship rules.

- We compile and legalise your identity, family and source-of-funds documents, get your tax number and open a Turkish bank account.

- For property, we arrange the licensed valuation, due diligence, FX certificate and title registration with the no-sale note. Deposits, bonds, fund units and pension savings are blocked for three years.

- The authority for your route certifies the investment. You then receive a short-term residence permit, with no obligation to stay.

- The Ministry of Interior’s General Directorate of Population and Citizenship Affairs runs security and background checks. We handle all correspondence.

- Citizenship is granted by Presidential decision. Your family is registered as citizens, then receives Turkish ID cards and passports.

Tax positioning for Turkish citizens.
Citizenship and Tax Residency Are Separate
A Turkish passport does not make you tax resident. Under Income Tax Law No. 193, residence follows a settled home in Turkey or over six months’ continuous stay in a calendar year. Turkish income such as rent is taxed in Turkey regardless.
Your Home Country Comes First
Some countries restrict dual nationality or tie tax, reporting or military service duties to it. We check this before you apply.
Dollar Thresholds, Lira Transactions
Thresholds are set in US dollars and converted at the Central Bank rate. Deposits, bonds and pension savings then sit in Lira, exposed to currency moves.
Exit After Three Years
After the holding period you can exit and keep your citizenship. Property sold within five years of purchase may attract Turkish capital gains tax, and prices are not guaranteed.
